Most people think building a property portfolio starts with finding the first property. It starts much earlier than that.⁠ ⁠ A strong deposit matters, but so does what sits around it. ⁠ ⁠ Getting approved for one property and being positioned to build a portfolio are two very different things. The decisions you make before purchase one can either preserve your borrowing capacity or quietly limit what becomes possible at purchase two and three.⁠ ⁠ That’s why the goal shouldn’t just be to get into the market. It should be to enter it in a position that still leaves room for the next move.
